Parameters and indicators of development and land development:

• development form – detached or semi-detached, excluding terraced houses
• building area – 25%
• biologically active area for service and/or multi-family residential development – not less than 40%
• biologically active area for single-family residential buildings – not less than 50%
• maximum building height – up to 12 m
• number of above-ground floors, including the attic – up to 3
• roof inclination angle – 300 – 450
• roof shape – double or multi-slope, with equal angles of inclination of the roof slopes
• roof covering – tiles or tile-like materials with a natural color of burnt clay or shades from gray to graphite

Communication service rules:

• direct access to the area via municipal, internal and access roads
• parking requirements for multi-family buildings – 1 parking space for 1 apartment and additionally 1 parking space for 5 apartments
• parking requirements for single-family buildings – 2 parking spaces per house
• parking requirements for service buildings:
  • in hotels and guesthouses – 1 parking space per room or apartment
  • in the field of gastronomy – 3 parking spaces for 10 consumption spaces
  • other – 2 parking spaces per 100 m2 of usable area
